Need major help with UDM, wifi is barely usable. Update from previous posting. Paying for 500mbps speed, lucky to get 50 if that. - eviltoast

As posted in the Ubiquiti community as well:

I have been getting slow speeds out of my UDM wifi over the past few months and getting progressively worse. I disconnected all of my APs, still had slow speeds. I turned on/off auto-optimization, changed power settings, etc etc and still slow.

I did a speed test directly from the modem and got 500+ multiple times. It is NOT the ISP as the issue. I used an ethernet cable from modem to laptop, got the 500/50 ISP speed directly from modem to laptop as expected. I used that same cable, connected to UDM, hardwired from UDM to laptop and got good results of 400+ consistently. It’s not a problem of the UDM speed when wired.

The issue is with wifi broadcasting, but I cannot figure it out.

I have two UAP-AC-M hardwired outside, and two UAP-AC-LR inside (one hardwired, one mesh). Almost 50 units connected throughout and very rarely had any issues. I could easily got 350mpbs on any of my laptops if connected to the AC-Ms or the UDM directly, and around 100 on the LRs.

Multiple google minis, tablets, phones, TVs, etc all connected, but it was not an issue until recently. Now, everything is so slow, even Roku TV buffers at time and my laptop will fail to hit 10mpbs.

I did a complete hard factory reset on the device. Erased and started over, and only used the UDM but still got the slow speeds. Over the past ten days, if blessed and lucky I will hit 60 mpbs but my UDM speeds tests are still 500ish. As stated earlier, tried messing with 2.4 and 5 GHz signals, turned auto-optimization on/off, messed with power settings, have performed multiple channels scans, etc and still nothing.

Today, I reconnected both of the UAP-AC-Ms via hardwire to see if having them connected and lessening the load on the UDM will help the speeds. Home is a typical American 2-story home with wood and brick, UDM is center of the basement and a google hub literally 5 feet above it constantly disconnects. I also created two additional SSIDs, one for my camera system and another for my cable TV system (uses internet once a day to update or for streaming). Channel selection is set to Auto on all APs.

I am getting awful speeds and devices struggling to connect. I opened a ticket with Ubiquiti three days ago and still no response.

The Unifii Portal goes offline and back on every minutes as well. It is beyond maddening.

UniFi OS UDM 3.1.15

Help please.

Edit: Addtional notes - Last night, I could not not even get online with any devices and had to hard reboot the UDM. Now, getting 220mbps when connected via my laptop, which is fantastic. However, out of 14 smart lights, 11 are not connected to the network or will not respond. My S22 is pulling 3mbps on speed tests, and my tablet is only getting to 20 mbps. Makes no sense how inconsistent this is. An hour later, now only getting 70 mbps on the same laptop.

I opened a Ubiquiti support ticket, waiting for a response as well. :(
